| 1. Establish a realistic competitive sales
price based on current factual market activity. 2. Assist you in
"staging" your home in order to maximize your home's appeal to potential buyers.
3. Input the listing into the MLS computer system which immediately
makes the information available to all real estate agents In the Puget Sound area. Your
listing will be posted on the Windermere website and the North West Multiple Listing
Service website. All of which are accessible by the public.
4. Distribute copies of the listing to the 40 + agents in my office.
5. Have yard sign and keybox installed.
6. Promote your home to other agents at weekly sales meetings.
7. Tour your home with the agents from my own office and, possibly,
other Windermere offices. This immediate exposure quite often produces a buyer.
8. Contact potential buyers from my database.
9. Notify my network of top agents.
10. Develop and publish a promotional flyer.
11. Hold a Broker's Open House with catered lunch to expose your home to
the other agents in the area.
12. Hold a public open house when necessary.
13. Advertise in print media such as The Herald and The Real Estate
Book, when necessary.
14. Make follow-up calls to agents who have shown your home to get their
response.
15, Update you on any changes in the market that may affect the sale of
your home.
16. Pre-qualify, when possible, all prospective buyers.
17. Represent you in the presentation or offers by cooperating broker
and help negotiate the best possible price and terms for you.
18. Monitor the progress of the buyer's loan and coordinate with escrow.
19. Arrange for inspections, appraisal and work orders (if any).
